Why Planned Maintenance Makes Sense

Reactive maintenance, fixing things when they fail, is more expensive and more disruptive than maintaining them before they fail. A planned maintenance program identifies deteriorating components, failing equipment, and compliance deficiencies before they become faults or incidents.

For facilities and property managers, a documented maintenance program also demonstrates due diligence. If an electrical incident occurs, the absence of any maintenance record creates significant liability exposure.

What a Program Covers

We design the maintenance program around the specific requirements of the premises. A typical commercial program includes: switchboard inspection and RCD testing, exit and emergency light testing (required six-monthly under AS/NZS 2293), general lighting inspection and lamp replacement, test and tagging of portable appliances, and inspection of any fixed equipment under load.

Additional items, thermal imaging of switchboards, testing of specific equipment, inspection of outdoor or high-risk installations, are included where relevant.

Schools and Education Facilities

We carry out scheduled maintenance for a number of schools in Melbourne's eastern suburbs. School maintenance requires WWCC-cleared tradespeople, work coordinated around term dates, and reporting in a format that satisfies the relevant facilities management obligations. Our team meets all these requirements.

Strata and Multi-Tenancy Buildings

Strata buildings have specific compliance obligations for common area electrical installations, exit and emergency lights, switchboard testing, RCD testing. We provide maintenance programs for owners corporations and strata managers that cover these obligations on the required schedule and provide written records suitable for compliance files.

Reporting

Every maintenance visit produces a written report documenting what was inspected, what was tested, results, and any defects identified with recommended action. Reports are provided in a format suitable for your asset management or compliance records system.
