What a Rental Inspection Covers

We inspect the fixed electrical installation of the property, the switchboard, wiring, outlets, light fittings, and any hardwired appliances. We check for visible defects, non-compliant work, missing or inadequate earthing, and the presence and condition of RCDs on power and lighting circuits.

We test each safety switch to confirm it trips within the required time, check the condition of the switchboard, and visually inspect accessible wiring and fittings throughout the property. Where defects are found, we document them in a written report with photographs.

Smoke Alarm Compliance

Victorian rental properties must have compliant smoke alarms, correctly positioned, of the correct type (photoelectric), in working order, and tested. We check and test alarms as part of the inspection and can replace non-compliant alarms in the same visit.
